I had another Miraculous closing on a new townhouse. Miracle: I just happened to hear the closer mention a figure for the monthly payment and there was a copy of the page she was reading from placed close to me which I normally wouldn´t have seen. But the Lord quickened me to stop the closer and said, "Something doesn´t sound right." I looked at the numbers and said that the taxes looked much too high. Closer was insisting it was correct but I insisted on trying to contact the Loan Officer in Georgia. It was about 5:30pm, on a Friday no less, and Miraculously she answered. The closer took a closer look at the taxes and refigured them and felt that there must have been a typo and that the taxes indeed seemed to be too high. Miracle: There was a $1000 error in the taxes made by the Title Company and Underwriters which caused numerous errors and much had to be redone. The loan package had to go back to the underwriters after 6 pm on a "FRIDAY"3; now for them to be available was a GREAT MIRACLE. Buyers were very pleased with the results as it dropped their payments $90 a month.
Miracle: The Buyer closed with a 5.875% after the Builder´s lender previously denied him. Miracle: I negotiated with the Builder so that the Buyer received over $30000 from the Builder and the Nehemiah program to close and to buy down points. Miracle: Buyer received a $5000 raise 2 days after I fasted and prayed, which helped him qualify with the new lender. Miracle: Buyer´s Landlord was going to keep his deposit and give him a very rough time so I intervened - it was necessary to have a delayed closing, which happened, and we worked out an agreement that would guarantee the return of his deposit. Miracle: It just so happened that the Builder needed a delayin closing which was perfect timing as the Buyer needed that time to earn enough funds to pay off a small debt. Miracle: When Buyer arrived at the closing he was concerned because he didn´t think he was going to have enough money to live on and shampoo carpet of townhouse before moving out, but after all the paperwork was redone, he left the closing with enough money to handle all of it. Miracle: Finally, Buyer will receive several thousand dollars on next week so they can purchase furniture.
I was there from 4pm, scheduled closing time, and arrived home at 8:45pm. Long but "Successful Closing" and all the Glory goes to the Lord. THIS MODEL SOLD PREVIOUSLY FOR $235,000 and because of market changes and negotiations, closed at $185,990.
Isn´t God Great? He is AWESOME.
Fasting really helps3; makes you much more sensitive and aware when you put the flesh under subjection and it opens up the Miraculous from the Lord. A prayer of agreement does wonders too, so I want to thank you all for your prayers. The Buyers thank you as well. It was an impossible situation that turned into a Wonderful Miracle for a family with two little ones. No more rent for them, now they are investing in their own future.

"I´m Going to Sell Your Home in One Day"
An elderly couple who were neighbors wanted me to come and look at their home to possibly list it for sale. They didn´t speak English very well, yet I could understand them when others could not. I was very concerned for them because the husband would continually speak of dying. I told him that 70 wasn´t old. "We are suppose to live to be 120 so you have almost half of your life to live yet." They were staying in the house 24/7 and leaving only to go shopping. Not much of a life.
Here I come in, knowing the issuer of life and full of faith and hope and started filling them with the same by sharing some of the awesome Miracles in my life and business. I looked through their home and sat at the table and out of my mouth came. "Tomorrow I´m going to pick you up at 10:00AM and we are going to find you a home where you can have FUN. I´m going to list your home tonight and I´M GOING TO SELL YOUR HOME IN ONE DAY!" What came out of my mouth. What did I just say??? Yes the words came out of my mouth, but the Holy Spirit did the speaking. I would NEVER say that in the natural - NEVER!.
Well they both looked at me with "drop jaw" but I had confidence that God said it, so I knew He would do it. They were very skeptical and their beliefs were not like mine, but I felt and knew the love that the Lord Jesus Christ had for them. When I left I was almost laughing at the boldness of God setting me up like that for a Miracle. He is so awesome. However, I did remind Him. "Now, I know that You said this, so now You just have to perform it, so I thank you for this ahead of time."
The next morning as I was getting ready to go pick them up, at 9:45AM the phone rings... it was a client that I hadn't spoken to for 6 months. She said, "Yvonne, I think that its time for me to buy now." I said, "That great! What are you looking for?" "A 3 bedroom 2 bath, not too big..."
My mind captured a picture of her 6 months earlier in my home... I almost couldn't believe this. I asked, "You were in my home 6 months ago and you loved it, didn't you?" "OH, YES, why, are you selling it.?" "No, but I just listed one last night that´s the same model so if you want it, you will have to buy it TODAY because it is going to sell immediately. She knew that this had to be God because she really wanted a home just like mine.
I picked up my neighbors and took them to a community (over 55 Adult Community) where there was continual fun and activities and we wrote a contract for their new home. The sales agent couldn't understand the couple's strong accent at all and was so grateful that I was there. On the way back I called the Buyer Client to let her know that we were on the way back to my Seller´s home. She left work and was there in 15 minutes, loved it, signed a blank contract and rushed back to work. That was a first! One day - actually less than a day! Is God faithful or what!
We closed on both properties the same day and I went to my Seller's new home to make sure all was well. There were DARK STORMY clouds all over and she looked at me with fear and tears, "Oh, no, furniture coming... it get wet." I replied, "No, furniture will not get wet. I looked up and said, "I thank you Lord for this Miracle." I spoke to the clouds to part over their house and that it would not rain here until their furniture was moved."
We three watched as the clouds instantly parted over their house, raining all around, but not on their house or furniture. It rained only after the last piece was inside. God showed Himself strong for this couple and now they have a whole new life. I'm so grateful to have the opportunity to be there for them and to participate in the Miracles of God.
"A God Thing" - $40,000 Equity
I received an email regarding one of my listings from my webpage and she informed me that she had her home listed in another state and that it was vital that she gets it sold, finds a new home in the Orlando area prior to registration for school so that her daughter would not miss any school.. Her husband was already here and working and they were separate for the first time and desparate.
My heart went out to them and I started praying. The Lord spoke to me and told me that they had to lower the price of their home... however, I did not feel that I should tell her that, so instead, I prayed that the Lord would show her that... and after two months, she lowered it and they went to contract.
Time was running out with their closing set in 3 weeks. She came down with a mindset on the maximum price of the house and what she wanted to fit the monthly payments they wanted. I had been emailing her homes for two months, so she could see what was available at the price range they were looking for.
Her parents and husband joined us on our first day search and they were trying to be objective, but they were disappointed. The next day, while looking at properties on the computer in my office, hopelessness was taking over and then Lord spoke to me and said that they needed to go another $10,000 higher in price and that the mortgage broker that works miracles with me would get their payments down to the same amount. I told them that and her mother concurred and said that she just heard that they were to go $10,000 higher also. YEA! I like that when this happens!
I immediately searched properties $15,000 higher and felt led to one that was $13,000 higher and opened it. It was over and above what they were asking for 4/2 1/2 baths, 2 story, screened pool, two years old on a cul-de-sac which was listed for $40,000 more and just drastically reduced. I called the agent immediately and she told me that it was sold, but at the closing table the previous buyer received a phone call from his boss asking him if he closed yet... he said "No, but I´m at the closing table". His boss told him not to close because he was sending him back to Tokyo. The seller now had 2 mortgages and had to drop it drastically... Well, we know why the man had to go back to Tokyo... because it was my Buyers´ Blessing.
The husband was not with us because of work, and the wife was in tears because she was afraid that her husband would not go more that the SET PRICE. Her parents were sure that he would say "NO". But I said that I would pray and I know that when it is a "God Thing" that there is nothing to fear because He will always bring it to pass. I explained that it was important to let him know that as soon as they close they will have just added $40,000 equity to their assets. He agreed to look and they both knew that this was a "God Thing". The mortgage broker worked for two hours and got the job done. They are thrilled!
BUYER STOOD AGAINST TREMENDOUS PRESSURE
Buyer called on a Sunday looking for a home in an area that I had just searched through and had seen a 3/2 bath home which was incredibly under priced and almost new - This Buyer was a single Mom with 2 children with just enough monies for the downpayment and had excellent credit.
I told her about it and also told her that if she liked it, she would have to move on it immediately because of the low sales price. She agreed to come immediately. It was only lived in for 3 months and less than 6 months old. Her fiance came to see it and said that he liked it, but suddenly he became very controlling and threatened to break up with her if she went through with this deal. I left them in the conference room and went into another office and prayed because I knew that this was the home for her and her children. He argued with her for two hours and for two hours I prayed.
It was exactly what she wanted and she stood her ground. The listing agent had told me that there were two other contracts and that he would present them all at the same time on Monday. I explained that if she wanted this home she would have a minimum of $8,000 equity at full price and I also suggested that she offer more than the price, even if it was only $100.00 more. It would show WISDOM, SINCERITY, and her STRONG DESIRE for the home. We wrote a contract that evening and faxed it over to the listing agent and I called him and told him that no matter what we wanted this house and that I was praying over it.
The listing agent called and asked how soon she could get the loan commitment and we told him we could get it that day. Then he called and wanted to know how soon we could close, and we told him 3 weeks. Then he called and asked if my Buyer would be willing to put the water in her name and see to it that the lawn would be watered until closing... I told him that I really couldn´t answer for her although I was sure she would be willing to do it - BUT I told him, "If she would not be willing, I would be!" end he said "You got the house!". The other agents wanted another chance to raise the price and that was declined and the listing agent said that the other two agents fussed when he asked them about watering the lawn.
The Buyer was thrilled and so was her Mom and she her eyes were open about her X-fiance and through because she got to see the Hand of God at work for her, she accepted the Lord and is attending a wonderful church with her children. Her equity is OVER $30,000 in two years.
"3 WEEKS TO MOVE, ONLY $1800 and CREDIT ISSUES"
I was recommended to this Christian Couple because of the Miracles the Lord works through me and this couple definitely needed a MIRACLE.
The home they were renting was sold. They had been looking for another home for 6 months and the wife was not pleased with anything they found - - they call me when they had less than 3 weeks to move.
I emailed available propertie but she was not really pleased with any. I quickly discerned that her problem was that she was looking for $145,000 house but in the $75,000 price range. She could never be pleased with any $75,000 house. After reviewing this with her, she understood and changed her mindset. I explained that she needed to find the most acceptable home, live in it for 2-3 years, build up their funds and then go and buy the $145,000. I had to get REAL with her and remind her that there was no more time, that I was going to email her 8 homes that were $3,000-$4,000 higher, she was going to pick out 4 and those we would go see. Out of those 4 would be the home that they needed to purchase and close on and they had to make a decision that day. She called Jamie immediately to get qualified.
A Loan Officer was able to get the credit issues cleared and showed them how to work with the closing monies.
After viewing 3 out of the four homes, the wife wanted the 3rd home without going to see the fourth. The fourth home was the best buy and the one I was sure they should buy. The 3rd home was a manufactured home and sounded like you were walking on a tin roof with termite funnels going from the ground to the siding. She didn´t care, she like it! It was even more than the one I wanted them to see. She said that she saw that house before and she didn´t like it. However, she only looked in one of the windows. After pleading with her, she agreed to go and look. Her husband was devastated about the No. 3 home but it was in my hands, not his? I could tell.
Before we went in, I knew I had to reach her reasoning, just in case she still wouldn´t like it. "This house is on high ground, in the same subdivision as the mayor - good neighbor hood, it has 4 bedrooms instead of 3 and is almost 400SF more that the 3rd home. It is cement block and only 3 years old, verses 8, PLUS it is less money and because it was bank owned they would have "$15,000.00" equity in it. I went further to explain that even if she didn´t like it, they should close on it, turn it around and sell it and then use the $15,000 to buy a better home." Her husband´s face lit up and great gratitude saying quietly ? Thank you, Thank you, Thank you!
She walked in and quickly realized that the window she looked in was the bedroom and she had thought that it was the living room. She loved it. WHEW! The listing agent had taken the lock box off the house early, so the appraiser had to go out 3 times before he could get into the house, which set the closing back a week? but we got it closed in time. "They are still very thankful and still live there happily ever since."
I´m so thankful that the Lord led me and gave me wisdom to understand all the situations and handle them with GRACE so they could be Blessed.
